Specification
The specification for the Building W04 has been designed to reflect the contemporary nature of the external appearance. Care has been taken in the preparation of the internal finishes to minimise on going maintenance whilst ensuring the maximum of style.
Kitchens
Pre-selected contemporary fitted kitchens with quality branded appliances finished in brushed stainless steel including an electric oven and ceramic hob. A built-in fridge freezer, extractor hood and dishwasher (to the 2 bedroom apartments) will also be provided, along with a stand-alone washer-dryer (located in the utility/storage area where applicable). Ceramic tiles to the kitchen floor area are also included. The kitchens are fitted with concealed, compartmentalised waste containers to assist in the use of waste management, which in turn promotes easier recycling.
Bathrooms
These rooms are mirrored or tiled from floor to ceiling in limestone effect ceramic. Contemporary designer sanitaryware is fitted throughout. Steel baths are complemented by contemporary high quality monobloc taps, mixers and heated wall mounted ‘ladder’ style towel rails. Bathrooms and shower rooms are provided with shaver sockets.
Heating
All apartments have underfloor heating. This is a water-fed system and is fully protected and integrated into the subfloor, which also acts as acoustic insulation.
Decorative Finish
All apartments will be finished in a warm white emulsion finish complemented by satinwood paint finish to all woodwork. Internal doors are straight grain oak timber veneer with polished chrome handles and hinges. All main bedrooms are provided with a built-in wardrobe.
Glazing
Windows and balcony doors are all double-glazed and finished in polyester powder-coated aluminum. The external balconies all have glass balustrades and timber decking.
Lighting and Electrical
The living rooms and bedrooms are fitted with wall lights. All kitchens are provided with ceiling mounted fittings withadditional under cabinet lighting. Bathrooms and showerrooms are fitted with recessed low voltage down lighters.Ample power points are provided throughout each apartment.
Communications
All apartments are pre-wired with a state-of-the-art digital network. The network, which can be activated immediately on occupation, can deliver a choice of up to 120 digital TV channels, plus super-high speed broadband, wireless and a range of domestic and international phone packages, from a new build specialist telecommunications provider.
Lifts
Lifts serve all floors from the car park.
Car and bicycle parking
Secure underground parking is accessed via a ramp from Engineers Way by fob proximity readers. Car parking is available at an additional cost. Secure bicycle storage spaces are located in the courtyard.
Security and peace of mind
A digital video/audio entry-phone system is provided. Residents are provided with a fob to allow entry via the main entrance doors, courtyard dedicated core doors at basement level, ground level & vehicle gates. A digital CCTV system is provided with cameras located to monitor the basement car park and all other points of entry.
Warranty
A comprehensive BLP (Building Life Plan) 12 year warranty, underwritten by Allianz, is provided with each apartment. This fully transferable warranty covers the structure of the building and components within the apartment. Full details of the warranty can be found on www.buildinglifeplan.com
Communal Areas
All internal areas are finished in a warm white, with primary architraves and all skirtings are painted in a contrasting colour. A palette of neutral tones and pale oak veneer to primary doors will be used consistently through the building. Flooring is pale limestone effect ceramic tiling and a modern concierge desk with adjacent timber visitor seating is provided. The post boxes for all apartments are located in the reception area, allowing the post and any oversized items can be safely stored for residents.
